"Lawrence Yun’s forecast at the NAR NXT event outlined a positive trajectory for the housing market, with existing home sales projected to rise by 9% in 2025 and 13% in 2026. New home sales are expected to increase by 11% in 2025 and another 8% in 2026. Yun anticipates that mortgage rates will moderate, likely stabilizing at the lower end of recent ranges by 2025, despite not dropping back to the historic lows of previous years due to budget constraints.

NAR Deputy Chief Economist Jessica Lautz also highlighted evolving buyer demographics, such as an increase in all-cash buyers, who now make up 26% of all home sales, with 31% of repeat buyers paying in cash. The median age of first-time buyers has reached a record 38 years, reflecting longer saving periods. Lautz’s data shows a rise in multigenerational households, now comprising 17% of home purchases, and an increase in single women buyers, who hold 24% of the market compared to 11% for single men.”
